Description
The farm extends over an area of approximately 6 acres. The farmhouse dominates the highest point. From its many windows or the large terrace, one can enjoy the view of the sea of North Corfu, the lush plain and the Pantokrator mountain.
The residence consists of three double bedrooms with a private bathroom each. Two bedrooms are located on the 1st level, while the third is in the attic. On the 2nd level there is an open-plan living area, which includes the living room, dining room, kitchen, and a WC.
The living areas, the surrounding space, the corridors and one of the bedrooms have been designed to accommodate people with disabilities.
The energy-efficient fireplace, centrally located, serves as a focal point on winter days and is surrounded by the living room with its large comfortable sofa and the dining room with its large wooden table.
The kitchen, with its island, is fully equipped (induction hob with integrated extractor hood, oven, dishwasher, built-in fridge-freezer, refrigerated wine cellar, coffee machine with bean grinder).
The underfloor heating and the central air conditioning system ensure the necessary comfort conditions.
On the large terrace with panoramic views, there is an outdoor dining area and a sitting area , beneath a pergola with climbing plants.
Continuing from the house and descending towards the farm, there is the pool, with a constant depth of 1.5 meters and an open overflow tank. Along with a small pond of aquatic plants and fish, a stepped water feature in three levels creates a unique sense of movement and coolness.
In the surrounding area of the pool, there are sunbeds, an outdoor dining area, a seating area and an outdoor kitchen with a barbecue.

In KUKUTSELI special importance is given to nature and people. The design of the farm follows the principles of bioclimatic architecture. We focused on the use of mainly natural materials. All the stone and part of the timber used comes from the farm itself.
We have chosen beds, mattresses, bedding and towels made exclusively from ecological natural materials from Coco-Mat. The interior paintings were done using the anti-allergenic paint Silikat - Innenfarbe ELF 1806 by Brillux, which has been certified for its suitability as an anti-allergenic paint in the home or workplace. The bioclimatic, inorganic natural paint with Kourasanit LavaPaint was used in the exterior paintings. Drinking water is provided everywhere in the house. A special storage and pumping facility ensures a continuous supply.
To save energy and protect the environment, the roof was insulated and the windows were replaced with Finstral energy frames. Renewable heat sources are used exclusively for heating and hot water production. The adoption of led lamps, regulation of the lighting level (via dimmers), use of inverter motors among others reduce energy consumption. In our planning, and there is already the relevant approval, is the installation of a photovoltaic system, with a power of 10 kW, with which we aspire to fully cover the energy needs of the farm.
The operation of the farm is supported by an extensive irrigation network, controlled by the automation network for proper and waste-free irrigation of the plants.
The development of the farm was based on the logic of self-sufficiency, which until recently characterized local economies. People got their livelihoods directly from the land. Self-sufficiency helps individuals become more independent and better able to take care of themselves.
On the farm, visitors will find aromatic Mediterranean plants (sage, oregano, thyme, wormwood, lavender, rosemary, etc.), vegetables (artichokes, potatoes, tomatoes, cucumbers, beans, courgettes, garlic, onions, cabbage, cauliflowers, broccoli, carrots, beetroot, spinach, chicory etc. ), superfoods (cranberries, raspberries, raspberries, blueberries, passion fruit, goji berries, cranberries, blueberries etc.), citrus fruits (lemons, mandarins, oranges, kumquats, grapefruit etc.), fruits (pears, peaches, apricots, watermelons, melons, grapes, cherries, pomegranates, figs, etc.) and exotic plants (bananas, avocados, guavas, mangoes etc.).
These plants, which one can find in abundance during a walk around the farm, depending on the season, can be tasted and used by guests at the table.
This unique experience is offered by living on the farm and it is this the experience that we aim to provide to our guests.
The products that we do not produce ourselves are sourced, as much as possible, from local producers.
Assisting in the cultivation of the farm, supporting many functions of the house, the necessary daily care, is a local farming family, characterized by love and knowledge of the subject. They reside in the small house that used to exist within the farm, which was renovated and converted into an independent residence.
